Booking an inspection FAQs

  • How do I make a booking?

    Please email us at info@spy-i.co.uk, complete our online booking form or give us a call.


  • Can you do last minute bookings?

    Yes. Please note that available times may be limited. The earlier you book the more choice of available times we will have, so please just ask.

  • Can you accommodate Sunday and bank holiday bookings?

    Sundays and bank holiday bookings can be arranged, there is an additional charge of £50 plus vat and availiability is limited.

  • Do you collect keys?

    We can collect and deliver keys to/from local agents, please get in touch with any specific requirements

  • Do the tenants need to be present?

    No. We regularly conduct all inspection types in the tenant’s absence.  Reports are sent to the booker within 24-48 hours and all parties have 7 days to add any additional comments or photos they feel necessary.

  • When do you require payment?

    For private landlords we require payment before releasing the report. Payment terms can be discussed with agents, maximum term 30days


Inventory Check In FAQs

  • What should I do if I disagree with the condition of an item in the inventory?

    Please contact us with supporting evidence, we can then look into this and make any necessary amendments.


  • How to ensure an inventory is as accurate as possible?

    Ensure the property is ready and the professional clean has taken place before the inventory is conducted.

  • Do you take meter readings and test smoke alarms?

    Our clerks will endevour to take meter readings and test smoke alarms. Please advise where meters are located to avoid delays on the day.

  • When will I receive the report?

    The report will be sent to the person who booked the inventory within 24-48 hours.

  • Do the tenants need to be present?

    No, we can return keys to the agent for the tenants to collect at a later date. The tenants will have 7 days to make any comments on the report.


Inventory Check Out FAQs

  • How do I ensure I get my full deposit back?

    To ensure your full deposit is returned, leave the property in the same condition as when you moved in (apart from normal wear and tear). If required a full professional clean should take plce before the check out date.

  • Furniture in the wrong room at check out?

    All furniture should be in the correct room, this allows for easier comparison and also mitigates any charges for moving furniture to the correct rooms post tenancy.

  • Light bulbs not working?

    Replace any lightbulbs that are not working, especially if they were working at check in.

  • What if I accidentally caused damage during my tenancy?

    If damage occurred during your tenancy, it should be noted during the check-out inspection. The landlord may deduct repair costs from your security deposit if applicable.

  • Can I be charged for wear and tear during check-out?

    Normal wear and tear (e.g. slight fading or minor scratches) should not result in charges. However, significant damage or neglect (e.g. broken furniture, stained carpets) may be deducted from the deposit.

  • Can a check out be conducted against another inventory company's report?

    Yes, we regualarly conduct check outs againt another company's report. We will however require a copy of the original check in inventory.
